Management Services:

  • Complete walk through of property to determine condition and fair market rent. Discuss with owner any maintenance, repairs or safety concerns
  • Advertise property using multiple sources such as internet to provide maximum exposure. Schedule convenient and multiple showings to accommodate potential tenants
  • Accept and process applications including but not limited to obtaining credit reports, prior rental history, employment and income history, screening applicants though St. of Mt. sexual/violent offender website and if necessary allowing owner review and input of applicants for their property
  • Prepare lease and all attachments
  • Collect all rent income and maintain detailed financial records for each property. Disburse owner income, assess late fees, NSF fees, etc. when necessary. Pay utility bills and vendors
  • Maintain 24/7 emergency phone for any after hours emergency issues that may arise with your property. Contact appropriate vendors to quickly resolve the issue with as minimal damage as possible and notification to the owner as soon as possible
  • Handle all routine maintenance and repair issues using the owner’s preferred vendor’s of choice when possible
  • Prepare and send any necessary notices/violations to the tenants for non-payment of rent, utilities, unauthorized pets, unauthorized individuals occupying the unit, etc.
